Most of what we handle is delivered by people we place and supervise — staffed positions at the property, groundskeeping crews, and trade vendors we’ve vetted and hold accountable. That’s the model, and for a client it means one relationship instead of a folder full of them.
But the model only matters if it holds up on a bad week. When someone quits, when someone’s out sick, when a vendor doesn’t work out — the property still has to be handled that morning. In those weeks the owner does the work himself until there’s a permanent solution in place. Not as a selling point; just because that’s the deal.
You’re paying us to make sure it gets handled — not to be asked how you’d like it handled every time something goes sideways.

Show up before you ask
Inspections and preventive work happen on a schedule. If the first time we look at something is after you called about it, we’ve already failed at the part you hired us for.
Say what it costs
Scope in writing, changes approved in advance, and no line items that need a phone call to explain.
Stay in our lane
We run buildings and grounds. We don’t lease space, collect rent or practice real estate — and we’ll tell you plainly when something needs your broker, your attorney or a licensed trade.
