The work on your property is delivered by contractors we source, vet, contract and supervise — grounds crews, janitorial vendors, licensed plumbers, water-treatment specialists. We manage; they perform. That’s the model, and for a client it means one relationship instead of a folder full of them.
But the model only matters if it holds up on a bad week. When a crew calls out or a vendor doesn’t work out, the property still has to be handled that morning — and finding the replacement is our job, not yours. In a genuine emergency the owner has been known to do the work himself until the permanent fix is in. Not the business model; just what accountable looks like on a bad week.
You’re paying us to make sure it gets handled — not to be asked how you’d like it handled every time something goes sideways.

Show up before you ask
Inspections and preventive work happen on a schedule. If the first time we look at something is after you called about it, we’ve already failed at the part you hired us for.
Say what it costs
Scope in writing, changes approved in advance, and no line items that need a phone call to explain.
Stay in our lane
We manage buildings and grounds. We don’t lease space, collect rent or practice real estate — and we’ll tell you plainly when something needs your broker, your attorney or a licensed trade.
